The process

How selling your house to us works

Four steps, no showings, and no repairs. Here is exactly what to expect from the first phone call through the day you receive your proceeds.

The four steps

  1. Step 1

    Call or complete the form

Start with the property address and the best number to reach you. Nothing you share commits you to anything, and you do not need documents, photos, or repairs to begin.

If you would rather talk it through first, calling or texting works just as well as the form.

  2. Step 2

    Have a brief property conversation

We ask a handful of practical questions: the layout, the roof and systems, anything that has been deferred, whether the home is occupied, and how soon you would like to move.

If a walkthrough makes sense, it is usually one short visit — not a stream of showings. You never need to stage or deep-clean for it.

  3. Step 3

Review the cash offer and agreement

We present the number in plain language along with the comparable sales and repair estimates behind it. Take the time you need, ask questions, or compare it with an agent's opinion.

If you move forward, the purchase and sale agreement goes to a local title or escrow company that handles the paperwork.

  4. Step 4

Choose a closing date and receive proceeds

You pick the date. Title runs its search, clears any liens or recording issues, and schedules signing. Proceeds are disbursed through the closing process, not handed over informally.

Closing in as little as 10 days is possible when title is clear. If you need extra weeks to move out or coordinate a family situation, that is fine too.

Transparency

How the offer is determined

Three things shape every number we present.

Recent comparable sales

What similar homes in the same neighborhood actually sold for recently — not automated estimates or asking prices.

The property's current condition

Roof, foundation, HVAC, plumbing, electrical, flooring, and anything that has been put off. We expect wear; you do not need to hide it.

Expected repair and resale costs

What it realistically takes to bring the home back to market, plus the costs of holding and reselling it.

"Our goal is to present our strongest workable offer upfront. You are never obligated to accept it."

What to expect

Closing coordination, handled locally

A licensed title or escrow company manages the legal side of the sale.

  • Title search and clearing

Title confirms ownership and looks for liens, judgments, unpaid taxes, or probate issues. If something turns up, we work through it with you rather than walking away at the last minute.

  • No lender, no appraisal contingency

Because the purchase is cash, the sale does not depend on a buyer's loan approval or an appraisal coming in at a specific number.

  • Belongings you do not want

You are welcome to leave behind furniture, appliances, or anything else you would rather not move. We handle cleanout.

  • Signing and funding

You sign at the title company or with a mobile notary. Funds are disbursed through escrow by wire or check.
